association dues payments?
Coupon books for association dues are mailed to each home
owner.

Who is Timber
Ridges' association management service and what do they do?
The current Timber Ridge association management company is
Sterling Property Services LLC.
They are contracted by the Timber Ridge Board of Directors to
provide services such as collections, supervision of
subcontractors, obtaining bids for subcontracted services,
providing financial statements and collection reports, as well
as a general clearing house for problem solving,
communications with homeowners and the Board of Directors, and
to serve in an advisory capacity. The community association
management company reports directly to the Board and all
decisions are made by a majority vote of the Board of
Directors.

How many home
owner votes are required to approve changes to association by
laws?
There are 145 homes in Timber Ridge. Home owners must be
present at the meeting scheduled for the vote or submit their
votes via proxy. In order to approve changes the requirements
are as follows:
- Changes to the Declaration of Covenants require a 2/3
vote or 97 YES votes.
- Changes to the By Laws require a 75% vote or 109 YES
votes.
- Changes to the Architectural Controls require a 2/3 vote
or 97 YES votes.

Are motorized
scooters or golf carts allowed in Courthouse Estates?
Electric powered or motorized scooters and golf carts are
allowed on city streets, sidewalks or bike paths. Electric
powered scooters with 2 wheels can be driven on city streets.

Do I need to
get approval from the ARC to build a shed?
Yes. You must submit an ARC application. Sheds must meet
the requirements of the ARC Guidelines, which includes, but is
not limited to, having the roof tiled to match the house, and
having the siding either painted or sided to match the house.
Do not forget to include your shed when replacing your roof.
If the tiles are changed on the roof of the house, they must
also be changed on the roof of the shed.

Do I need to
get approval from the ARC to paint my house a different color?
Yes. You must submit an ARC application. Paint selections
must meet the requirements of the ARC Guidelines. Color and
material changes shall be appropriate in appearance and
quality to the style
and design of the house. Exterior colors should be selected to
enhance the appearance of
the house as well as its relationship with surrounding
properties and the natural
environment.
Generally, no application is required for
repainting/restaining with a color/medium that is the same or
similar to that which is being replaced.

What are the
association guidelines for selling my home?
You will need to provide a Sales Disclosure Package to the
buyer. You can obtain the Sales Disclosure Package from Sterling Property Services LLC. Here are some steps you can take to help
keep the disclosure process stress free.
- Order the package early and allow for up to fourteen (14)
days for it to be prepared. Contacting Sterling Property Services
early will also help you to avoid any last minute surprises
as closing day approaches.

- Homeowner/Resident Information Sheet

Lease Application
- When working with a Realtor, clarify who will be ordering
these important documents, you or the agent. Also provide your
Realtor with Sterling Property Services’s contact information.
- If you are conducting the sale by owner, contact
Sterling Property Services as soon
as your decision is made to sell your home.
Sterling will explain
how to order the Disclosure Certificate, and assist you in
providing the prospective owner with a proper up to date
package as required by law.
- During closing, emphasize the need for the settlement
company to forward closing documents to Sterling Property Services LLC in a timely
fashion. This allows the management company to set the new
owner up for future assessment billing, gate access and pool
access.
